Hermes Real Estate Investment Management Limited (HREIML) has secured Colin’s Tyres as a new tenant at its Belleknowes Industrial Estate in Inverkeithing, Fife.
The Aberdeen-based car services and tyre company has moved into Unit 7 at the estate, a semi-detached modern warehouse comprising 3,431 sq ft. The company signed an initial 12-month lease with an option to extend for ten years, at a rate of £16,983 p.a.
Following this latest deal, Colin’s Tyres now operates in Aberdeen, Aberdeenshire, Edinburgh, West Lothian, East Lothian and Fife.
Extending to 10 acres, Belleknowes Industrial Estate comprises 22 industrial units arranged in terraced rows, prominently located at Junction 1 on the M90 close to the Forth Road Bridge and 12 miles north of Edinburgh.
Ben Tolhurst, Asset Manager at HREIML said: “We’re pleased to secure an expanding business like Colin’s Tyres on competitive terms and are encouraged by the existing interest that we have in the estates’ other units.”
Kirsty Palmer, Associate Director for Jones Lang LaSalle, who acted for Hermes, said: “With the works already underway for the new Forth Road crossing, we’re well placed to provide good quality accommodation to a range of occupiers seeking to reap the benefits of this strategic location.”
Formerly famed for its ship yards in the earlier part of the 20th Century, Inverkeithing has retained its eminence in the industrial sector, home to numerous industrial occupiers who value its central location and commercial viability.
The local area has thrived following regeneration of the North Shore, including improvements to Rosyth, Dunfermline and Inverkeithing itself. Other occupiers at Belleknowes Industrial Estate include Plumb Store, Scottish Grass Machinery and Iron Mountain.
