Ryden deals two tenants at Longman

Ryden has completed two separate industrial deals in quick succession at the Longman Industrial Estate in Inverness.
On behalf of the head tenant HSS Hire Services Group Ltd, Ryden's James Burns completed a sub-lease of unit 1, 18-20 Harbour Road, to AVC Wireless Networks Ltd. The detached warehouse/trade counter unit comprises 3,541 sq ft at ground floor level and 529 sq ft of mezzanine, plus external storage and car parking.  It was taken on a five-year sub-lease at a rental of £30,000 per annum.


AVC is a global business, assisting organisations and private individuals with their technological requirements.  The Hertfordshire based AVC Group PLC has expanded its operations by opening in Inverness.


At Seafield Trading Estate, 51 Seafield Road, Fujitsu Services Ltd has taken the 4,068 sq ft unit 4. The IT services company, which already occupies other warehouse accommodation at Longman Industrial Estate, has taken the mid-terrace unit on a seven-year lease. An initial rental of £26,000 per annum with a review at the end of year five was agreed.  The deal was structured by Ryden on behalf of landlord Wordie Properties Limited.


James Burns, associate at Ryden, said: "Good quality industrial space within the Longman Industrial Estate is still proving popular, with rental levels being maintained and minimal rent free incentives being offered.  There are also still a number of active requirements in the market place."
AVC was self-represented and Colliers advised Fujitsu Service.
