Old Perth cinema in the frame

FOLLOWING its recent £1.25 million purchase of a former cinema in Perth, Crieff-based Braemore Estates is now marketing the building as a possible new restaurant or boutique hotel.

Located at 17 St John’s Place in the centre of the ‘Fair City’, the cinema was built in 1919 and is regarded as one of the town’s most iconic buildings. It had been used as a restaurant and snooker hall before being acquired by Braemore.

Pamela Ross, development director at Braemore Estates, said: “Our main aim is to secure a ground floor restaurateur who will add to the improving retail and leisure in Perth.

However, we believe there is scope to develop the entire site as an exciting boutique hotel development, something this part of Perth is crying out for.

She argues that if someone was to establish such a hotel on that site, it would encourage others to look to do the same, giving Perth a range of quality niche hotels that would attract more visitors to the town.”

The property totals a net area of approximately 12,800 sq ft over four levels.


Latest Union Sq handover

MILLER Construction has handed over a new travel centre for Aberdeen railway station, as part of Hammerson’s £250 million Union Square project. The construction firm is the main contractor for Union Square, which will create a major retail and leisure development on a nine hectare site adjacent to the station and harbour area.

Brian McQuade, Miller Construction’s joint managing director, said: “The opening of the travel centre at the station marks a key milestone and is

already delivering benefits for public transport users.

Under the contract Miller Construction has also built new public toilets and upgraded and reopened the previously used trackside car park as a drop-off and pick-up area, taxi rank and blue badge holder parking area.

The firm demolished the city’s old bus station in February, allowing work on the Union Square shopping centre to progress. “With piles now in the ground and steelwork well underway, the work is on target for the scheduled autumn 2009 completion,” says Brian McQuade.

Boutique hotels for capital

EDINBURGH is to get another major hotel development. In a joint venture, Beaghmor Property and Fitzpatrick Design have acquired for £7.75 million 1-3 and 5 Baxters Place and 3 Greenside Lane and plan to transform the site - located next to the Playhouse Theatre – into a luxury boutique hotel in a £35m development.

The land and development team at Rettie & Co advised the purchasers (with Davidson Chalmers doing the legals) and it was on familiar territory because this was the second time in as many years that the property on Baxter’s Place has been sold, having been acquired by Rettie in March 2007 on behalf of UNITE for a 180-room student housing development.

William Scarlett, director of Rettie & Co. said: “This development site addresses a gap in the market for five-star hotel beds in the East End and which together with the commencement of trams on Leith Walk in 2011 and the redevelopment of the St James Centre, will considerably advance the regeneration of this part of town.”

Chris Stewart, managing director of Beaghmor, added: “The Fitzpatrick Design Collection plans fit with our objective for Beaghmor.”

Beaghmor also has submitted a planning application for an 83-bedroom boutique hotel on the north side of Waterloo Place and a decision is expected soon
